Sealcoating is a protective surface treatment applied to asphalt that is still in good structural condition. It blocks UV rays, water, and oil from breaking down the binder. Resurfacing (also called an overlay) involves laying a new layer of hot-mix asphalt over existing pavement that has moderate wear or shallow cracking but a solid base. A standard residential driveway usually takes one to two days from site prep through final compaction. Larger commercial or parking lot projects can take anywhere from a few days to a couple of weeks depending on size, base work needed, and weather conditions. Before we arrive, move vehicles, trailers, and any portable items away from the work area. Clear landscaping debris, trash cans, and anything along the edges of the surface being paved. If you have sprinklers near the area, turn them off a day or two before so the ground is not saturated. We will handle the heavy site prep, grading, and base work.
